Miranda Rosenblum— Fearless in the Gray: Solving Title’s Toughest Puzzles.

This week, we’re honored to spotlight Miranda Rosenblum of Campbell & Brannon—a title professional whose career reflects grit, intellectual curiosity, and a deep respect for the craft of title work. With 23 years in the industry, Miranda has built a reputation for tackling the complicated files, asking the right questions, and doing the work that truly protects the transaction.

From Typing to Title Mastery.

Miranda’s path into title began during the height of the real estate boom, when a friend recognized her ability to type quickly and accurately—an essential skill at a time when commitments and policies were largely hand-typed. What started as an entry point quickly became a calling.

As technology changed and the industry evolved, Miranda evolved with it—leaning into learning, absorbing everything she could, and building a foundation rooted in understanding why things work the way they do.

“Ask questions. Why is this that way? How do I keep this from happening again?”

This mindset has guided her career ever since.

Finding Her Niche in Curative.

Based in Alpharetta, Georgia, Miranda currently serves as a Title Curative Specialist, a role she approaches like her favorite pastime: solving puzzles. For her, title review is about seeing connections others may miss and methodically piecing together solutions.

She’s especially drawn to the most challenging files—the ones others might hesitate to take on.

“I love title review. Putting the pieces of a puzzle together.”

And when a file gets complicated or “ugly,” Miranda stays focused, steady, and determined, turning obstacles into clarity.

Lessons That Last.

A defining influence in Miranda’s career was mentor Lynne Bailey, who taught her not to avoid difficult files, but to face them head-on. That guidance shaped Miranda’s confidence and approach to problem-solving.

“They can all be broken down into fixable bits—you just have to sort it out.”

That lesson continues to guide her work and the way she supports others navigating complex title issues.

Navigating Challenges as a Woman in Title.

Miranda’s journey hasn’t been without challenges. Early in her career, opportunities to advance sometimes defaulted elsewhere, a pattern she’s seen repeat throughout the industry; “Everyone always looks to the guys first.”

Rather than letting that define her path, Miranda doubled down on learning, resilience, and skill-building—proving that expertise and persistence speak volumes.

Her Why.

What keeps Miranda motivated—even on the hardest days—is the deep satisfaction that comes from solving something complex after hours of focused work. “I love the satisfaction you get when you finally figure something out that has taken hours to piece together.”

That sense of accomplishment fuels her confidence and reinforces her love for the work she does.

Sharing Knowledge, Building the Future.

One of Miranda’s strongest convictions is that the title industry thrives when knowledge is shared—not guarded. In a profession built largely on apprenticeship, she believes growth depends on mentorship and openness.

“We don’t need people keeping knowledge and skills hidden away—but shared freely.”

Her hope is to leave an industry that encourages learning, teaching, and lifting others up rather than gatekeeping.

Life Beyond the Files.

Outside of work, Miranda channels her creativity through costuming, crafting, and building. She’s a proud member of the Georgia 501st Legion and finds joy in creating things from scratch—proof that attention to detail and imagination are powerful companions.

Music also holds special memories for her, from her first concert seeing Yes with her dad to enjoying Cyndi Lauper live years later.

Words of Wisdom.

Miranda’s advice for women entering the title industry is refreshingly honest and empowering:

“Don’t be afraid to admit you don’t know something. No one expects you to know everything.” And, “Don’t let another person’s insecurity be a barrier to your growth.”

We are honored to spotlight Miranda Rosenblum—a Woman of Title whose dedication, integrity, and commitment to sharing knowledge strengthen our industry. Please join us in celebrating her journey and the meaningful impact she continues to make.

A Legacy Built on Integrity, hard work, and Mastery.

Our Her.Collective Friday Feature this week honors a woman who leads with integrity, perseveres with courage, and sets the standard for excellence.

Meet Dee Harrison, President and Senior Escrow Officer of Alpha Reliable Title, whose 36+ year journey through the title industry is nothing short of remarkable.

Based in Orlando and Maitland, Florida, Dee has built—and rebuilt—her career through decades of change, challenges, and triumph. Her story is one of resilience and the quiet confidence that comes from mastering your craft.

From Starting at the Front Desk to Building Companies.

Before title insurance ever entered her life, Dee worked at two major South Florida television stations—simultaneously. Neither knew about the other, and the stress of that secret weighed heavily on her. When her cousin, a realtor, suggested she explore title insurance, Dee took a leap of faith and accepted a receptionist position at Ensure Title Corp in Hollywood, Florida.

She started with no knowledge of the industry, but with an unmatched work ethic. In her downtime, Dee watered plants, cleaned the office, and restocked supplies. But behind the scenes, she was watching, listening, and learning. When a colleague discovered her background in banking and shared it with management, Dee was given her first opportunity to become a processor.

That moment changed everything.

Once given the chance, Dee moved quickly, learning every role in the office: pre-processor, processor, closer, post-closer, office manager. She ran title searches, examined her own files, and absorbed the business from the inside out. She didn’t skim the surface—she mastered the foundation.

When the company closed, Dee didn’t retreat. She launched her first business, Trinity Title & Escrow, followed years later by Alpha Title Insurance, and eventually Alpha Reliable Title, now thriving for more than a decade.

The Woman Who Believed First.

One woman made a lasting impact early in Dee’s career—Joan Lake, the owner of her first title company. Joan didn’t just teach Dee the business; she challenged her to grow. She pushed Dee to earn her license, encouraged her to learn the next role before she was “ready,” and saw the hunger that others sometimes overlook.

“Because she believed in me,” Dee says, “I learned to believe in myself.”

Facing Bias—and Rising Anyway.

Like many women in leadership, Dee faced gender bias head-on. She had to work harder to earn trust, to prove competence, and to command respect—especially in rooms dominated by men. And rather than retreat, she doubled down.

Dee built a client-first service model rooted in thorough due diligence, accuracy, and compliance. She went above and beyond—not to impress, but to set a standard. Over time, results spoke louder than doubt.

“Efficiency doesn’t have a gender,” she says. “Excellence always speaks for itself.”

Advice for the Next Generation: Mastery Builds Confidence.

Dee’s advice to younger women entering title is direct—and powerful:

“Know your craft. Study it deeply. Confidence comes from mastery.”

She reminds new professionals that passing a state exam is only the beginning. Title is complex, regulated, and unforgiving to shortcuts. Success belongs to those who understand compliance, respect the responsibility of the role, and commit to learning beyond the surface.

Her Why: Integrity, Vision, and Mentorship.

Dee’s confidence is built daily, by turning challenges into clarity, confusion into resolution, and transactions into peace of mind.

Her “why” runs deep: ensuring every property rests on a rock-solid title, mentoring the next generation, and proving that integrity and collaboration still matter in a high-stakes industry.

“Leading a woman-owned firm isn’t easy,” she says. “But when the vision, purpose, and mission are clear, the path becomes steady.”

Strength Rooted in Faith.

Dee’s inner strength comes from her faith. Reading the Bible provides wisdom, grounding, and calm. Especially when challenges arise. Scripture reminds her that storms pass and that leadership rooted in peace is powerful.

Family and the Village That Grounds Her.

Recently celebrating her 60th birthday, Dee is the proud mother of three children—Mike, James, and D’Andra—and a mentor to her siblings, nieces, and nephews.

Born in Jamaica, Dee earned her Accounting Diploma there before migrating more than 40 years ago. Her heritage, discipline, and sense of responsibility shape how she leads, mentors, and gives back.

Life Beyond the Office.

Outside of title, Dee finds joy in Latin and ballroom dance and staying active on the tennis court. These passions keep her balanced, energized, and connected to joy beyond the closing table.

Her first concert? Bob Marley.

Her favorite artist? Whitney Houston—voices that echo strength, soul, and authenticity.

A Philosophy That Guides Everything.

Dee lives by one word: Integrity.

“Do the right thing—even when no one is watching.”

Her guiding philosophy is equally powerful:

Less ego. More service.

The Legacy She Is Building.

Dee hopes her legacy reflects a life lived with purpose and principle—one that inspires others to think long-term, act wisely, and choose integrity over convenience.

“Seek wisdom first,” she says. “Understanding will follow.”

Final Words to the Women of Her.Collective.

Dee leaves our community with a reminder we all need:

“You belong here—in every room and at every table. Your voice matters. Speak up. Advocate for inclusive practices. Being a woman is already powerful… so let’s own it.”

Dee Harrison is more than a title professional—she is a builder of people, a keeper of standards, and a woman whose legacy is written in integrity, faith, and fearless leadership.

We are honored to celebrate her as an incredible Woman of Title!

Intentional Leadership, Operational Excellence & Leading with Calm.

Some leaders make noise. Others make impact. Jewel Quintyne belongs firmly in the latter. A woman whose career in real estate and title has been shaped by discipline, intention, and a deep respect for the systems and people that make this industry work.

Based in Atlanta, Georgia, Jewel brings nearly a decade of experience across real estate law firms and national organizations. Today, she serves as Senior Manager of the Professional Services Team at Qualia, where she leads enterprise onboardings and provides title operations consulting at the highest level.

Her work sits at the intersection of people, process, and technology — and she thrives in that complexity.

Building Scalable Systems in High-Stakes Environments.

In her current role, Jewel leads organizations through significant operational change. From enterprise implementations to large-scale system transitions, she helps title companies execute efficiently while building sustainable foundations that support long-term growth.

Her expertise lies not just in what needs to be done, but how to do it well. Jewel is deeply skilled at scaling both people and systems, guiding teams through moments where precision, calm leadership, and trust matter most.

For her, operational excellence is not about speed alone — it’s about durability.

Finding Title Through Law & Experience.

Like many women in this industry, Jewel didn’t set out with “title insurance” as the end goal — but once she found it, it became foundational.

After law school, a colleague encouraged her to apply for an associate attorney role at a real estate law firm focused on foreclosure and default services. That opportunity became her entry point into title, where she learned how to examine complex title issues and navigate transactions with real consequences.

The work wasn’t always glamorous, but it was formative. That experience grounded me in real estate fundamentals and shaped how I approach every role I’ve held since.”

Those early lessons continue to influence how she leads today.

Her own personal Board of Directors.

When Jewel reflects on mentorship, her answer is deeply personal.

Her mother has always been her north star — the first person she calls when facing major decisions, and the source of many of the values that guide her leadership style today.

Professionally, Lauren Gilliam of Gilliam Law has been an enduring source of inspiration and encouragement. Watching Lauren’s journey — and receiving her consistent support — reinforced Jewel’s belief in the power of women lifting one another as they rise.

And beyond names and titles, Jewel is quick to acknowledge the many women who quietly help build ladders behind the scenes.

“No one climbs alone. Someone always builds the ladder — or reaches back to help you up.”

Overcoming Perception & Being Underestimated.

One of Jewel’s greatest challenges as a woman in the industry has been navigating assumptions, where too often she has needed the tenacity and acumen to overcome perception before being given the opportunity to demonstrate her capabilities.

Rather than shrinking, she leaned into consistency, discipline, and results. Over time, her work spoke louder than expectations ever could.

Advice for the Next Generation.

Jewel’s guidance for women new to title is simple yet powerful: “This industry is smaller than it looks. Operate everywhere, every day, as if you’ll see the same people again — because you probably will.”

Integrity, reputation, and professionalism travel far in this business.

Her Why: Impact Over Applause.

What fuels Jewel’s confidence and drive isn’t recognition — it’s impact.

She is motivated by helping organizations operate at their best in high-stakes environments, supporting teams through change, and leaving systems stronger than she found them. That impact isn’t immediate, but built slowly, intentionally, and consistently.

“It’s about showing up over time, regardless of what others think.”

Leadership Grounded in Wisdom & Learning.

Jewel’s leadership philosophy has been shaped by books like The 7 Habits of Highly Effective People, which helped frame her approach to discipline, effectiveness, and long-term thinking. She’s also currently reading Women Who Run With the Wolves, a book that has already reshaped how she thinks about intuition, identity, and womanhood.

She remains open and curious; always learning, always refining.

Handling Challenges with Calm Authority.

Jewel believes composure is one of the most underrated leadership skills. When facing aggressors or difficult personalities, she relies on two guiding principles:

  • “The person who is right is usually the one who remains calm.”

  • “You don’t have to attend every argument you’re invited to.”

By pausing, listening, and responding with empathy, she creates space for solutions without escalating conflict.

Character as the Backbone of the Industry.

Jewel firmly believes the title industry has endured because of character-driven leadership. Building others up doesn’t require grand stages or formal titles — it happens organically when people invest in their circles, teams, and communities.

That’s how culture is sustained.

God, Faith & Village.

Jewel draws her inner strength from God and family. It’s her grounding force that reminds her every day is another opportunity to grow, improve, and move forward.

Her village includes family and lifelong friends who have watched her evolve over the years. Her husband and son are her constant encouragers, cheering on even her most ambitious goals. Hearing “Go mama, go” from her child gives her an unmatched boost of motivation — fueling both her drive and her joy.

Life Beyond the Office.

Outside of work, Jewel is deeply passionate about endurance and discipline. Running has become a powerful teacher, with multiple half marathons under her belt and new race goals ahead. Kickboxing remains her first love — a way to release stress — while yoga keeps her grounded and present.

These practices mirror how she leads: with strength, balance, and intention.

Excellence as a Way of Life.

Jewel’s favorite artist is Beyoncé, not only for her music, but for her work ethic and relentless pursuit of excellence.

“Excellence isn’t accidental — it’s rehearsed, refined, and protected.”

That mindset guides Jewel’s leadership and legacy-building alike.

Her Guiding Philosophy and Building a Legacy.

Growing up, Jewel’s mother often said: “Don’t half do it.” That lesson stuck with her. If something is worth doing, it’s worth doing well — with effort, pride, and intention.

When Jewel thinks about legacy, she doesn’t see an endpoint, she sees an ongoing story. One where she led with compassion, intentionality, and care, and where every environment she touched was left better than she found it.
